I just bought a unit in Reflections II Walnut Creek, what do I do?
If you recently purchased a unit, it takes the title company about 2 to 3 weeks to forward closing information to the management company. The management company (Beck & Co.) will then issue a welcome letter and payment coupons. Late fees are not applied during the first month of new condominium ownership.

What day of the week is the mowing and landscaping done?
The mowing and landscaping crew from ProScape work on our property every Thursday.

Do the landscapers enter my back patio to mow?
You must let Stan at Beck & Company know if you wish to have your back patio area mowed by the landscapers.  Your fence will have a small marker added to it which indicates to the landscapers that they can enter your patio.  If your fence does not have this marker on it, they will not enter.  All personal items need to be moved off the grass area to prevent damage to them.  All pets must be inside the unit during their visit.

What schedule are the automatic sprinklers on?
Current water restrictions allow our property to run a zone once a week on Tuesdays or Fridays. Reflections II is so large that half of the zones run on Tuesdays and the other half run on Fridays. Each zone is only allowed to run for 20 minutes. The irrigator sets the timers to run after 10 PM to 7 AM. There is not enough water pressure to run all the zones at one time so they rotate through half the zones 20 minutes sections throughout the nights that they are scheduled.

When are the monthly HOA fees due?
The monthly homeowner fees are due no later than the 1st of each month.  After the 15th of each month a $50.00 late fee applies that is non-negotiable.

Why are late fees applied and why are they non-negotiable?
Late fees help offset some of the cost associated with the labor intensive collection process that is required when homeowner fees are not paid on time.

Is there recycling on the property?
Yes.  There are 3 sets of single stream recycling bins around the complex.  See our Recycling Information page for locations and rules.

If I want to make an architectural change to my unit how do I proceed?
To make any architectural change to your unit you must first complete the architectural change request form and submit to Beck & Company to begin the architectural process.  You may find the link to the  form on the Request Maintenance, Architectural Change page.

If I want to install a new screen or glass storm door what am I allowed to use?
If you would like to install a new screen or glass storm door it must have a bronze trim.

How do I submit a maintenance request?
To report any common area maintenance problems please send an email to jessica@beckandco.com.  Please include your phone number, unit number and a general description of the problem.  Please allow 72 hours for a response.  Some requests may require board approval prior to completion so this will extend the response time.  For common area maintenance emergencies please call 512-474-1551.  There is an answering service to answer your after hours calls.

If I see non-residents using the pool or pool area how do I report this?
If non-residents are in the pool area they should be reported as trespassers to APD by dialing 311.

Can I host a private party or gathering in the pool or gazebo area?
Residents and owners are not allowed to host private gatherings or parties in the pool or gazebo area.  Only four guests per unit are allowed in the pool area at a time.

If I witness non-residents using the trash dumpsters how do I report this?
If you witness non-residents using our dumpsters this is a theft of service.  The recommendation is to capture the license plate number and then report this incident using APD’s on-line reporting tool at http://www.austintexas.gov/department/ireport-austin-online-incident-reporting-system

How can I dispose of bulk trash items?
The City of Austin will do bulk pick up for Reflections II every 6 months but owner must call or email them in advance to arrange.  The bulk items must also be placed out on the curb on Gracy Farms Lane in order to be collected.  Owners can send an email request for pick up to the city using the email form located on this URL:

Another alternative would be to call Goodwill or Salvation Army to pick up gently used items.

You can also contact Steve Cotner of Green Scene Landscaping, 512-560-6666, who hauls off large items for a small fee.  Owners can contact him to come by a pick –up bulky items as another option besides leaving them by the dumpster where the cost to dispose the items is charged back to the HOA.

What is the difference between the HOA board and the HOA management company?
The association consists of all owners within Reflections of Walnut Creek II. Each and every owner is a member of the association. Membership is not optional. The Board of Directors consists of volunteer owners who have been elected to conduct the day-to-day business of the association and make the decisions that affect all owners.  The management company (Beck & Company) is paid annually by the HOA to provide overall bookkeeping, administrative and financial recording services for Reflections of Walnut Creek II.  The management company also oversees all maintenance projects that are the responsibility of the HOA.  They do not oversee maintenance projects that are the responsibility of the owners.

How can I become a board member?
There are no board member openings at this time.  If you would like to be considered for a future opening please send this request as well as a brief statement about why you would like to be a board member to Beck & Company at jessica@beckandco.com.  The board maintains a list of potential future candidates for all upcoming elections.

My neighbor’s dog is running free or is barking for an extended period of time, to whom do I report this?
If you know the owner please try to alert them of the situation.  If you do not feel safe or do not know the owner please contact Austin Animal Control at 311.

What are the paint colors and codes for the exterior, trim and door?
Owners are responsible for painting siding or trim that is replaced when an owner installs a window or door. Owners are responsible to paint newly installed doors to match all the other doors.  Paint must be Sherwin Williams, colors listed below:

Where may I and my guests park?
The property is designed to provide parking spaces for two passenger vehicles per unit. There shall be a maximum of two vehicles per unit parked on the property.  Resident and guest parking is open and unassigned.

May I install a satellite dish?
If you wish to install a satellite dish system you must first complete an architectural change request and submit to stan@beckandco.com for board approval.  This form is located on this site.  There are also other requirements that can be located in the HOA rules document on this site.
